Buying a Vacation Rental Home on Oahu Hawaii – Part 10

Since the vast majority of the vacation home property owners use a Vacation Rental Management Company instead of doing it themselves, we’ll turn our remaining attention to several topics including “Using a Vacation Rental Management Company”, “How To Choose a Rental Property Manager”, “7 Things Owners Should Know About Property Management” and more.
According to an article found on Start Up Vacation Rental Owners online site, www.startupvrowner.com, the following issues were addressed:

Vacation Rental Managers

If you own one or many vacation rental homes but you’re not a do-it-yourself kind of person; you’re in luck because there are hundreds of rental management companies that are very capable. Vacation rental property management companies take care of nearly everything! However, the one very important job that you have is finding the rental management company that best suits you and your management style needs! The VRBO business information on this page will help you do just that.

What to look for in a vacation rental property manager:

You will need to find a vacation rental property management company that you trust; after all, you are giving them access to your investment! Finding a company that you trust will take some time with interviewing and research but keep in mind that you are looking for a management company that you can trust and one that you feel fits your style and needs. If I were looking for a vacation rental property management company I would personally be looking for one that will provide the same level of service that I would expect to get if I were the guest!

Construction, Construction Everywhere in Waikiki

According to a recent article in the Pacific News Journal online,  “Understatement of the week: Waikiki is a mess — construction-wise, I mean.”

“The City and County of Honolulu’s sidewalk-improvement project has meant seeing a good chunk of the heavily-trafficked Kalakaua Avenue walkways being ripped up to get spruced up. There’s hardly a stretch of that street where you don’t see Caterpillar construction equipment, fluorescent-vested contractors and laborers, makeshift sidewalks, tarps and fences.”

Another Waikiki Renovation

Although no work has started on the previously announced plans to make major upgrades to the International Market Place in the heart of Waikiki on Kalakaua Avenue, we are now reading news that the nearby Royal Hawaii Market Place on Royal Avenue is also planning a major renovation.

According to the “Honolulu Star Advertiser“, “The longtime leasehold owner of the Royal Hawaiian Market Place has plans to replace the property’s hodgepodge of tired retail and restaurant kiosks with a nearly 6,000-square-foot, two-story building.”

Buying a Vacation Rental Home on Oahu Hawaii – Part 6

Self-Managing (aka Renting By Owner)

According to an article written by a community editor at  ”Community from HomeAway” an online organization that deals with optimizing your vacation rental business, the following points were made:

Today, hundreds of thousands of vacation homeowners choose to rent without the use of a property manager. For many, there are 3 main reasons they choose to rent by owner instead of using a property management company.

  • Income. You can make more money by saving the management company commissions and handling the rentals yourself.
  • Complete control of who rents your property. By talking to each renter yourself, you can better screen who you will allow to stay in your second home, whereas property management companies might not be as particular.
  • Availability of vacation rental websites. Websites like HomeAway.com, VRBO.com and VacationRentals.com have made it extremely simple and cost effective to rent your vacation home without a middleman.

It’s Aloha Friday Again:  Best Waikiki Beach Bar?waikiki beach

According to an article in the Travel section of CNN Newsonline. “America’s Best Beach Bars“, Waikiki Beach seems to have made the list!!

Barefoot Bar, Duke’s, Waikiki Beach, Hawaii

The Scene: The dress code at this Waikiki hot spot takes its cue from the name: bare feet with bikini or surf shorts. Beach loungers drop in for the Jawaiian music, a mixture of classical Hawaiian mixed with groovin’ reggae. Named after Olympian Duke Kahanamoku, father of international surfing, the bar displays paraphernalia such as his original redwood board. Sip a Tropical Itch, Lava Flow, or draft beer served at a chilly 28 degrees while taking in drop-dead views of Diamond Head and Oahu’s leeward coast.

Signature Drink: Tropical Itch, with passion fruit juice, vodka, rum, and orange Curaçao, served with a local bamboo back scratcher (yours to take home), $7.75.”

It’s Aloha Friday Again:  Waikiki Food and Wine Festivalwaikiki statues

I was reading “MidWeek” online at www.midweek.com and was thrilled to hear about the Waikiki Food and Wine Festival scheduled for 9/29-10/1.

This September, Waikiki will be filled with the culinary creations of local and international master chefs, the unique flavors of the Hawaiian Islands, and all the excitement and festivity of what will become a premier date on Hawaii’s events calendar.

The event is the first Hawaii Food & Wine Festival, to be held Sept. 29 to Oct. 1. It is being chaired by Roy Yamaguchi and Alan Wong, both celebrated chefs, restaurateurs, James Beard Award-winners and familiar faces to local foodies.

With a theme of “Taste Our Love for the Land,” the festival will showcase the best of Hawaii: our chefs, outstanding food, and local produce and products. Besides Yamaguchi and Wong, 30 internationally renowned master chefs will star in the production, including Iron Chef Masaharu Morimoto of Morimoto Waikiki and colleagues from throughout the United States, Canada, Singapore, Japan and Australia. Many of the chefs are noted for their sustainable “farm to table” approach to cooking.

Chef Morimoto will kick off the festival Sept. 29 with “Streets of Asia: Morimoto & Friends” at the Waikiki EDITION hotel. The next evening will feature the “Halekulani Master Chefs Gala Dinner Series,” and the final night will be “From Mauka to Makai: Hawaii’s Sustainable Future” at the Hilton Hawaiian Village Resort and Spa.

Buying a Vacation Rental Property on Oahu, Hawaii - Part 2diamond head

Answers to frequently asked questions from current and prospective vacation rental owners about buying vacation real estate.   According to a series of articles written by a community editor at “Community from HomeAway” an online organization that deals with optimizing your vacation rental business, the following points were made:

#Q: Is vacation real estate a good investment?
A:
Owning real estate is like investing in blue-chip stocks. Real estate very rarely loses in the long-term, especially in vacation markets. Real estate has almost no socioeconomic boundaries. The average middle class family owns at least one piece of real estate. You don’t have to be a millionaire to invest. With a little money down and good credit, most people can reap the benefits. The best part of investing in real estate is that we’re using someone else’s money to help cover or at least offset the costs of owning our vacation property.

#Q: Is now a good time to buy a vacation rental home?
A:
Despite the current economic conditions, it might actually still be a good time for you to invest. Of course this is a personal decision, but in many markets vacation homes are still a solid investment if you’re in it for the long-term.
