My Favorite Honolulu Neighborhoods:  Kuliouou, in the Diamond Head Region

 

Kuliouou is located just west, before you come to Hawaii Kai from Diamond Head and consists of both single family homes and townhomes. Elevations here are a little higher which results in slightly above average rain fall. It’s also quite lush as a result.

Sales begin for 43-story Honolulu Condo Building in the Ala Moana Neighborhood

 

According to KHON News online, “Sales are beginning for units at a 43-story condominium building near downtown Honolulu.

A&B Properties, Inc. will begin sales Saturday for Waihonua at Kewalo.

The tower will be built between Ala Moana Center and Ward Center.

Developer Kewalo Development LLC, a subsidiary of A&B Properties, says it will be final high-rise condominium in that area.

Fee-simple prices will begin at $400,000 for one-bedroom units, $565,000 for two bedrooms and $720,000 for three bedrooms.

A&B Properties is Hawaii’s fourth-largest private landowner.”

New 43-Story Condo Planned for Kakaako

 

According to “Honolulu Magazine” online, “By now you’ve heard that Kewalo Development, a subsidiary of A&B Properties Inc., has unveiled its plans for a 43-story, upscale residential condo between the Hawaiki and Koolani buildings. It looks nice, but what’s going to make it different from the other towers in the area?

In keeping with the trend to go green, A&B is incorporating a variety of energy-efficient technologies, including:

  • A heat recovery system to centrally heat hot water for all residences as well as the pool
  • LED lighting in the common areas
  • Lighting systems in the common areas to enable use as needed
  • Dual air conditioning controls in two- and three-bedroom residences
  • Low-emissivity, dual-paned windows

As the plans progress, the design team will continue to seek alternate means of reducing energy and water use.

One of the selling points is its walkability—the average Walkscore of condos in this area is 80—but they are featuring a lot of athletic/recreational amenities in the building, as well: A recreation deck with pool, spa, barbeques, private cabanas and lawn area; a club room with a full kitchen; a fitness center with separate weight and yoga rooms; a multi-purpose room; and a private movie theater. There will also be two guest suites for visitors, which is new and unusual for any condos here.

The tower, named Waihonua, will include 345 one-, two- and three-bedroom units that will start at $400,000, $565,000 and $720,000, fee simple. There will also be seven penthouse units.”

My Favorite Honolulu Neighborhoods: Aina Haina, in the Diamond Head Region

 

Heading towards Hawaii Kai from Diamond Head on the Kalanianaole Highway, Aina Haina is on your left, or mountain side (mauka) and is about halfway between Kahala and Hawaii Kai. This wonderful neighborhood offers great shopping, an excellent school district and hillside views that are as good as it gets.

Most homes in this community were built in the 1950′s, however there has been a lot of recent improvement and growth here with many homes being extensively remodeled and upgraded. Aina Haina means “Hinds Land” in the Hawaiian language, originally developed by Robert Hind.

My Favorite Honolulu Neighborhoods:  Kahala, in the Diamond Head Region

 

Homes in Kahala are some of the most desired in all Oahu and also some of the most expensive. Generally an affluent residential community, it is located on the southeastern shore of Oahu and bordered by Diamond Head Crater and the Waialae Country Club. Kahala is the site of the luxury Mandarin Hotel and is near the Kahala Mall, a large upscale indoor mall featuring Barnes & Noble, Macy’s and the Apple store, as well as restaurants and other boutiques and stores. Kahala is roughly ten minues from down Honolulu making it any easy commute to work for many.

Kahala features both beach front homes and other upscale homes and locations, many with commanding views. Homes were originally built in this area in the 1950′s and 1960′s but many have been either highly remodeled and upgraded, or torn down and replaced with larger homes. Newer, custom luxury homes are more the norm today with average home prices in the mid $2 million range, while oceanfront Kahala Avenue homes continue to command significantly higher prices.

My Favorite Honolulu Neighborhoods:  Punchbowl

 

The Punchbowl neighborhood may well be best known for the infamous military cemetery that’s located in the center of a large volcano mountain. Considered on of the largest cemeteries in America, views from this area are spectacular including the large valley below, the beautiful surrounding mountain range and the Ocean.

Most homes in this area are single family homes, moderately priced with residents enjoying being close to downtown Honolulu, Waikiki Beach and Ala Moana.

Technically, there are two areas: Punchbow Area and Punchbowl Lower.
