According to an article written by a community editor at “Community from HomeAway” an online organization that deals with optimizing your vacation rental business, the following points were made: When you are thinking about how you will manage the rental of your vacation home, you have to choose which management style will work best for you.
Using a Property Manager Should you choose to worth with a property manager, you should start by researching management companies online. Analyze the results that come up on the search engines. The main objective for the management company that you choose is: can the company rent your property? Since the Internet is the number one place where vacationers look for properties to rent, you will want a property manager who focuses on building their Internet presence.

Hawaiian idyll: Canadians finding bargains in the Aloha State
According to an article written by Grania Litwin, PostMedia News and seen online at www.Canada.com, “Snorkelling, swimming, surfing and suntanning aren’t the only reasons Canadians visit Hawaii these days.
They’re saying aloha to condos and homes that have plummeted in price as much as 60 per cent since January 2008, while the Canuck buck soars. Why buy a cottage on a lake in Canada when you can be on a beach with gardenia-scented breezes?
“What’s really driving the market is foreclosures,” says Re/Max Resort Realty’s Howard Dinits, who lives on Maui.
“Many island properties here were bought as second homes by speculators in the States. In the economic downturn, people used revenue from these holiday rentals to make payments on their main homes – then they defaulted on the island properties.
“In some areas prices have dropped 40 to 60 per cent and it’s as bad as Phoenix.”

Hawaii Home Foreclosures Fall in April
According to “The Republic” and the “Honolulu Star Advertiser“, “Hawaii home foreclosures continued to fall in April for the fifth consecutive month.”
“The Honolulu Star-Advertiser” reported Thursday the decline is attributed to several major lenders holding back on new filings after loan documentation practices were called into question.”
“Real estate research firm RealtyTrac says was a 33 percent decrease in Hawaii filings from a year earlier.”
“Oahu had the most at 448 but the lowest rate at one for every 755 households.”

Mortgage For Your Honolulu Real Estate, Consider FHA First – Written by Guest Contributor

In 1965, the Department of Housing & Urban Development, HUD was formed. Under HUD operated & operates today as the Federal Housing Authority, known as the FHA. HUD’s goal, through the FHA, was to increase homeownership across America. It was a major breakthrough in lending allowing potential home buyers to put as little as 5% down payment and lenders would be willing to lend money with the assurance that the federal government would ‘insure’ the loan to difference in the event a borrower would default on a loan.
With today’s financial uncertainties, FHA has been the ‘darling’ of mortgage lending. Conventional lending woes created through the many problems at Fannie Mae & Freddie Mac, has made traditional lending much more restrictive. Below is a comparison of FHA and Conventional mortgages.

Even though we have undoubtedly gone through one of the worst recessions and price adjustment cycles (translation: burst bubble) in history, and many doubt the value of their real estate today, especially those who are upside down, owing more than their home is worth, I still find this statement about real estate to be of value. I have had it posted on my websites for over ten years. It’s good food for thought.
