My Favorite Honolulu Neighborhoods: Palolo, in the Diamond Head Region
Palolo is a quiet residential neighborhood in a valley that’s roughly 2,500 acres bordered by Waialae Avenue in the Kaimuki neighborhood. Palolo is also nearly adjacent east to the Manoa Valley. Filled with lush green vegetation, some of the most expensive homes in Oahu are located here with terrific ocean and hillside views. Elevation is higher here, so more rainfall is normal.
Palolo is very convenient but is a relatively unknown community. Located less than four miles away from downtown Honolulu and about a mile away from the Diamond Head landmark, Palolo Valley is split between a fairly dense residential region and an agricultural region close to the mountains. Palolo stream bisects the valley, and the Koolau Mountain Range borders Palolo to the north.
Palolo’s location makes the community convenient to neighborhood of Kaimuki and the massive outdoor shopping complex of Ala Moana. Palolo is also within easy driving distance of Kahala Mall, Waikiki Beach, Hawaii Loa Ridge, Waialae Iki, Aina Haina, Koko Marina, and Haunama Bay.
Most properties for sale in the Palolo area are single family homes, however there are some townhomes and condos available too. Palolo has grown in popularity over the years due to its relative affordability.

My Favorite Honolulu Neighborhoods: Waialae Golf Course, in the Diamond Head Region
Waialae Golf Course offers some of the best golf course homes on Oahu. This neighborhood contains roughly 350 homes. Lot sizes are large, usually 10,000 to 20,000 square feet in size. Many homes have been remodeled or even rebuilt and most feature swimming pools, gorgeous lawns and outdoor recreation and entertainment areas.
The neighborhood offers a convenient location, a short drive to the Kahala Mall, easy access to the freeway and is not too far from downtown Honolulu.

Sales begin for 43-story Honolulu Condo Building in the Ala Moana Neighborhood
According to KHON News online, “Sales are beginning for units at a 43-story condominium building near downtown Honolulu.
A&B Properties, Inc. will begin sales Saturday for Waihonua at Kewalo.
The tower will be built between Ala Moana Center and Ward Center.
Developer Kewalo Development LLC, a subsidiary of A&B Properties, says it will be final high-rise condominium in that area.
Fee-simple prices will begin at $400,000 for one-bedroom units, $565,000 for two bedrooms and $720,000 for three bedrooms.
A&B Properties is Hawaii’s fourth-largest private landowner.”

My Favorite Honolulu Neighborhoods: Niu Valley, in the Diamond Head Region of Honolulu
Niu Valley is a quiet neighborhood located between Hawaii Loa Ridge and Kuliouou, with many homes on the hillside, some have excellent ocean and Diamond Head views. From the Kalanianaole Highway, Niu Valley is on the mauka or mountain side (Niu Beach is on the makai, or ocean side).
This area consists primarily of single family homes with no condos.

My Favorite Honolulu Neighborhoods: Maunalani Heights, in the Diamond Head Region of Honolulu
Another hilltop neighborhood, Maunalani Heights offers gorgeous views of the ocean, Diamond Head and Honolulu. Just 15 minutes up Sierra Drive, or the Wilhelmina Rise, takes you to a quiet prestigous area of large properties, underground utilities and privacy.
Lot sizes are large, ranging in size from 5,000 to 20,000 square feet. At the top of the hill is Maunalani Playground where you’ll find tennis and basketball courts and a nice walking area.

New 43-Story Condo Planned for Kakaako
According to “Honolulu Magazine” online, “By now you’ve heard that Kewalo Development, a subsidiary of A&B Properties Inc., has unveiled its plans for a 43-story, upscale residential condo between the Hawaiki and Koolani buildings. It looks nice, but what’s going to make it different from the other towers in the area?
In keeping with the trend to go green, A&B is incorporating a variety of energy-efficient technologies, including:
- A heat recovery system to centrally heat hot water for all residences as well as the pool
- LED lighting in the common areas
- Lighting systems in the common areas to enable use as needed
- Dual air conditioning controls in two- and three-bedroom residences
- Low-emissivity, dual-paned windows
As the plans progress, the design team will continue to seek alternate means of reducing energy and water use.
One of the selling points is its walkability—the average Walkscore of condos in this area is 80—but they are featuring a lot of athletic/recreational amenities in the building, as well: A recreation deck with pool, spa, barbeques, private cabanas and lawn area; a club room with a full kitchen; a fitness center with separate weight and yoga rooms; a multi-purpose room; and a private movie theater. There will also be two guest suites for visitors, which is new and unusual for any condos here.
The tower, named Waihonua, will include 345 one-, two- and three-bedroom units that will start at $400,000, $565,000 and $720,000, fee simple. There will also be seven penthouse units.”
