According to “Honolulu” magazine, “The Allure unveiled the latest multi-million dollar renovations to their luxury condo on the edge of Waikiki last night, with modern, unique touches you won’t see anywhere else in Hawaii.”

“The most stunning upgrade, which was done at the request of current residents, is the newly designed lobby area. It was previously a huge expanse of space, but so cavernous and impersonal that residents didn’t spend time there. The new “cubes” help to section off parts of the lobby to create intimate spaces for working or lounging”

New Pacifica Honolulu Condo Building Almost Ready For Residents

Acccording to KITV.com, “Honolulu’s newest residential condominium tower is almost ready to open its doors.”

“Pacifica Honolulu held an opening ceremony and blessing Tuesday and residents will soon get their keys to move in.”

“The finishing touches are still being put on Pacifica Honolulu just days before the first residents move in.”

“Those residents include over 120 first time home buyers who were able to get units at reduced rates because they qualified for affordable housing. Others bought at prices starting at $445,000 for a one-bedroom unit. Now all but 19 of the 489 condos have been sold.”

“That is quite a change from two years ago, when the condo project stalled. It looked like it was headed for foreclosure after the housing boom went bust and home buyers backed out.”

Although this new condo building, Allure Waikiki, located in west Waikiki was just completed a little over a year ago, after buying bought out by a private equity group, I’ve been reading “rumors” concerning planned renovations.

I say “rumored” because I have not been able to verify it through the Allure website or sales office, but have read news reports about it online.

Evidently, not only is the luxury Waikiki condo building, Allure Waikiki, going through some price restructuring, but may be planning a reported $3 million in renovations to help move the remaining 100 or more unsold condo units there.

Renovations could inlude lobby, community rooms, pool deck and the BBQ areas.

That company is known as ST Residential, a world class asset management company led by Greenwich, CT-based Starwood Capital Group (NYSE:STWDNews) and private-equity firm TPG of Fort Worth, TX, along with WLR LeFrak and Perry Capital.

Pricing at Allure Waikiki

Just last November the remaining unsold units in Allure Waikiki, located in west Waikiki and completed nearly a year ago, was bought out by a Private Equity Group.

Since then, I’ve had clients tell me that the sales office is verbally offering steep discounts, however no one knows for certain just what the contract selling prices are and what kind of discounts are available, if any.

I’ve been told that they will be publishing a new price list soon.  Please view the Allure Waikiki Price List, dated October 11, 2010.
