What Are Condo Hotels or Condotels?

In Honolulu, and especially Waikiki, there are a number of condo hotels. commonly referred to as condotels. These can make a great vacation property purchase as many offer the advantages of being able to use the property when you are on vacation and let the property be rented out to hotel guests at other times, producing income to offset some expenses of ownership.

In an interview with Joel Greene, President of the Condo Hotel Center, a brokerage “specializing in selling condo hotels in the pre-construction phases, which appeared online at “the Bigger Pockets Blog“, an online real estate magazine, someof the basics are described.

Here is a part of the interview:

“BP:
What is a condo hotel or condotel?

GREENE:
Think of it as buying a condominium, although one that is part of a 4 or 5-star hotel. Therefore, as an owner, when you are on vacation, you will get the benefit of more 4-5-star services and amenities than you’d get in a typical condominium.

The big difference between a hotel and a condo hotel is that a hotel typically has one owner, either individual or corporate, but condo hotels are sold off unit by unit. Therefore, a 300 room condo hotel could have as many as 300 unit owners. A hotel guest will likely never know that the hotel has tons of owners because every room in the rental program will look identical to every other.

Condo hotels are sold as second, third, fourth or fifth homes, for that matter, but they are not typically sold as primary residences. In fact, many of them limit the unit owner’s usage of the unit because their unit is wanted and expected to be included in the hotel’s inventory of rentable units.

As the owner of a condo hotel unit, you may place your unit into the hotel’s rental program where it will be maintained and rented out for you, just like any other room in the hotel. As owner, you receive a share of the revenue that the rental of your room generates.”

Holy Cow!  Over a Half Billion Dollars in Sales at Trump Tower Waikiki Condos!

According to “Enhanced Online News (EON)”, “Four years after a record-breaking $700 million complete sellout, Trump International Hotel & Tower® Waikiki Beach Walk® is riding a new high. The ultra-luxury hotel-condominium located on prime Waikiki real estate announced that 317 units have closed to date for total sales of more than a half billion dollars with more closings in the coming weeks. Interest is strong with new sales continuing at a brisk pace.

Have You Been Thinking About Purchasing a Condotel in Waikiki?

According to the Honolulu Star Advertiser newspaper”, and the Hawaii Tourism Authority, Hawaii has hosted 597,487 visitors last month, up 12.2% from a year ago.  Arrivals from Canada grew 18.8%, and 18.7% increase of arrivals from Japan.  Also, visitors spending rose 19.8% to $1.2 billion.  The hotel occupancy and room rate are also rising.

I believe this bodes very well for condotels and the income derived from ownership.

Prices of condotel units in waikiki dropped signifiantly in 2008 and 2009.  We now see that prices ahve stabilized and may be working themselves back up again.  Several of the condotel units we have currently listed are showing excellent improvement and increase in income compared to the last several years.

In fact, we just listed a grat studio unit in Equus, #803 for $99,000.  It is located across from the Ilikai Apartments, down the street from the Hilton Hawaiian Village and a very short walk to Ala Moana Shopping Center.  The income for this unit has almost doubled in the last year.

According to the online edition of the “Honolulu Star Advertiser” newspaper, “Trump Waikiki Satisfied with Unit Occupancy”.

According to the newspaper, “The International Hotel Waikiki Beach Walk Trump is declaring that it has reached a critical mass, with a large majority of rooms and suites in service more than a year after opening.

It’s been a long, slow buildup for the ultraluxury property.”

There are primarily two major organizations that manage the vast number of condotels in Waikiki and Honolulu……………. Aston Properties and Aqua Hotels and Resorts.

According to www.HotelInteractive.com, “Two leading hospitality brands have joined forces as the Trump® Hotel Collection has signed agreements with Preferred Hotel GroupTM to provide sales, marketing and technology support to the brand’s five current hotels, as well as two future hotels slated for early 2011 openings.”

Good News for Ilikai Condo Properties in Waikiki, Honolulu…….Marriott Completes $40 Million Renovation at New Edition Hotel

For those of you who have been watching the condo sales in the two adjacent buildings, the Ilikai Apartments and the Ilika Marina, take note that this major renovation and new luxury boutique hotel has greatly improved the overall feel and image of this significant harbor-front property located at the gateway to Waikiki Beach.

We recently walked through the hotel lobby and outdoor bar and were stunned to see such a major change.  It was modern, clean, chic, hip and active with people onjoying themselves.  Not only does this add one more unique, botique style hotel to the ara, but also includes a new Japanese restaurant, Morimoto’s, opened by the infamous Iron Chef.
